Boka Kotorska - Kotor Fjord
For such a small country, Montenegro has so much to offer! Although the spotlight has only recently refocused on Montenegro, its beauty has long been recognised.
The famous 19th century romantic poet, Lord Byron said of Montenegro:
'At the birth of our planet, the most beautiful encounter between the land and the sea must have happened at the coast of Montenegro. When the pearls of nature were sown, handfuls of them were cast on this soil.'
Furthermore a
stronauts reportedthe Adriatic to be the deepest blue ever seen...
The 240 days of sunshine per annum, deep blue sea, crystal clear rivers, mountains that reach the sky, our dense protected forests, lakes brimming with fish, and such value – all within a three hours flight of major European airports. All this mixed together with beautiful coastal towns with renaissance charm makes Montenegro and irresistible destination and a serious contender for anyone wanting to make an investment in an overseas property.
There is something in Montenegro for everyone – You can ski in the morning and sunbathe by the most beautiful beaches in the region in the afternoon. Once you come to Montenegro, you will be the best ambassador of this beautiful country. It will be the place that you will always long to return...
The Beautiful old town of Kotor
Why choose Montenegro?
1) Affordability: Property in Montenegro is the best value you can find in this part of the Mediterranean.
2) Tourism: The number of tourists is rapidly rising each year. Ranked as number 1 in the world for tourism growth over the next ten years by the WTTC, which implies improving returns on your money every year.
3)Straightforward process: Foreigners can easily purchase property in Montenegro.
4) Quality: The quality of property available is to high standard.
5) Politically Stable: Progressive pro-European government.
6) EU Accession Process: Positive feasibility study announced by the EU in 2005.
7) Still No Capital Gains Tax:Absence of CGT on the sale of property makes Montenegro very attractive from an investment perspective.
8) "Location, Location, Location": There are very few regions in the Mediterranean where you can still buy seafront property at a reasonable price.
Exciting Investment Potential!
Despite Montenegro being as beautiful as it is, if not more at least as beautiful as next door Croatia, property is currently at least half the price. However, this price gap is rapidly closing, and there is still a unique opportunity in the next 12 months to buy in Montenegro before the prices increase rapidly, as they did in Croatia a few years ago. Property prices have already gone up by 20% in the last 12 months, and are likely to increase more than double in the next 2-4 years. Therefore, we believe that buying in Montenegro today would be a bit like buying in Spain or Tuscany 20 years ago.
As in Croatia to the North, the Montenegro government recognises that the coastal region is the country’s greatest asset and is taking firm steps to protect it from Spanish-costa style over development. This will limit the supply of coastal property and should lead to continuing price appreciation for apartments and houses on the sea. We can conclude then that now is the time to invest in this beautiful country.
Tourism in Montenegro
According to the World Tourism and Trade Council 2005 report, Montenegro is the fastest growing tourist destination in the World.
The geographical position of the country, a coastline of almost 300 km and a great variety of cultural, historical and natural treasures such as high mountains, deep valleys, glaciers, or a largely diverse flora and fauna, make Montenegro one of the most beautiful countries in the Mediterranean.
Such diversity of unspoilt nature on such a small territory makes Montenegro a unique country. With four different climate types and with a number of geographical variations, it has huge potential as a tourist destination.
Transport and Infrastructure
Montenegro Airlines
The International port of Bar, together with the Bar - Belgrade railway and road network connecting Podgorica with all neighbouring capitals, gives Montenegro a great opportunity for the country to use its geographical position and become a regional transport centre. The Government is clearly focused on modernising the country's infrastructure with many key projects announced or under way.
The country's key maritime industry, which can be traced back to several centuries, having the Port of Bar as a regional port, is also a key area of Government focus in an effort to rebuild the industry damaged by sanctions. Adriatic Shipyards is one of the biggest maritime companies. Modernisation of both Tivat and Podgorica airports have taken place this year, and it is expected that many more international airlines will now serve both airports. The development of Montenegrin airports is again linked with the national vision to cooperate with European organisations and institutions.
Podgorica airport in particular is very important within the Government's Master Plan for Tourism Development because of its geographical position in South East Europe, enabling it to have the potential of becoming one of the most important airports of the region. Airports of Montenegro are state-owned, however plans are already under way for future privatisation.
The Government established Montenegro Airlines as the national carrier. Since it was created, Montenegro Airlines has constantly been growing in both numbers of destinations as well as number of passengers. Just in 2002 the company experienced a 40% increase in the number of passengers compared to the previous year.
